The property is <br /> referenced as part of Lot 4 Orange County Tax Map <br /> /45 for Hillsborough Township. It is bordered by <br /> residential and undeveloped land. The tract is <br /> designated Ten Year Transition on the Land Use Plan <br /> and is zoned Residential-IV (R-4) . The rezoning <br /> was approved on January 7, 1985. <br /> There are 35 lots proposed out of 12.97 acres. The <br /> lot sizes range from .23 acres to .62 acres, <br /> excluding rights-of-way. <br /> All lots are to be served by public water and sewer <br /> service from the Town of Hillsborough. The <br /> subdivision will be served by George Anderson <br /> Drive, Oakdale Drive Extension, Alexander Stewart <br /> Road and William Hardee Court, roads constructed to <br /> NCDOT standards and dedicated public. <br /> Fire protection for the property in question is <br /> provided by Hillsborough Fire Department. Law <br /> enforcement is to be provided by the Orange County <br /> Sheriff 's Department. Emergency services are to be <br /> provided by the Orange County Emergency Medical <br /> Services. <br /> Subdivision of Wildwood Section III would provide <br /> for the sale of individual tracts to be developed <br /> for single family residences. The applicant <br /> proposes to develop the property in two phases. <br /> Twenty seven (27) lots will be developed in Phase <br /> One and eight (8) lots in Phase Two. <br /> The construction of Oakdale Drive Extension along <br /> the frontage of Phase One of Section III was <br /> imposed as a condition of approval on Section 11 of <br /> Wildwood subdivision. This section of Oakdale Drive <br /> Extension will be constructed during the <br /> development of Phase 6B of Section I1 . Development <br /> of Phase 2 of Section 111 is subject to the <br /> construction of Oakdale Drive Extension along the <br /> remaining frontage. <br /> The Planning Staff recommends approval subject to <br /> the following conditions: <br /> 1 ) submittal and approval of the letters of credit <br /> for the required road and utility improvements by <br /> the County Attorney <br /> 2) reference on the plat to the erection of street <br />
