The road is designated <br /> 15 as an arterial in the Land Use Plan. The property is currently <br /> 16 designated as A-R and as- Rural Community Activity Node in the Orange <br /> 17 County Land Use Plan. The present zoning classification of the property <br /> ,8 is A-R. The applicant is requesting _ <br /> st' <br /> 19 Approval of the request would allow for limited tcommercial edevelopment <br /> 20 use at this location. The property is presently located in an area <br /> '21 designated as Rural Community Transition Activity Node in the Land Use <br /> 22 Plan with property immediately to the east and west zoned A-R <br /> 23 Susan Smith made reference to the impact statement regarding <br /> 24 water and wastewater services, roads/traffic, e <br /> ads traff' <br /> / lc, olice <br /> 25 services, relationship between Land Use Plan and ZoninglOrdinance, and <br /> 26 permitted uses. <br /> The applicant has complied with all the criteria for rezoning <br /> and the staff recommends approval of the request. <br /> 29 _COMMENTS OR QUESTIONS FROM THE BOARD OF COMMISSIONERS OR PLANNING BOARD <br /> 30 Dr. Kizer questioned the total amount of land zoned commercial <br /> 31 in the activity node.
