DRAFT PB MINUTES 3-17 -85 t r <br /> PAGE 20 <br /> James Rae Freeland has requested approval of a <br /> subdivision for 24.99 acres of land located on <br /> Burnside Drive off Cameron Street in the Town of <br /> Hillsborough . The property in question is known as <br /> Lot 7 , Block che C of Tax Map 37 for Hillsborough <br /> Purpose of this request is to permit <br /> construction of a three (3) lot subdivision. <br /> The property is subject to the development <br /> standards of the Town of Hillsborough 's Zoning <br /> Ordinance. <br /> Approval of the request would allow development of <br /> a three (3) lot subdivision with one building site . <br /> This would generate approximately 10 additional <br /> trips per day. <br /> The Planning Staff recommends approval of the <br /> preliminary plan with six conditions. <br /> 1 . The stream buffer requirement, as <br /> required in the recently adopted <br /> Hillsborough Zoning Ordinance, must be <br /> calculated and indicated on the Final <br /> Plat . <br /> 2 . Amend Note #5 to state the following: <br /> "Use of land within a floodway or a <br /> floodway fringe is restricted by the <br /> Hillsborough Flood Damage Prevention <br /> Ordinance ." <br /> 3 . Show a 25 food building setback from the <br /> rear property line as required for AR <br /> zoning districts in the Town 's planning <br /> jurisdiction . <br /> 4. The sewer line size shall be indicated on <br /> the Final Plat . <br /> 5 . The existing water line located in the <br /> street right-of-way shall be shown on the <br /> Final Plat with the size indicated . <br /> 6 . The existing archaeological dig on lot #3 <br /> should be shown on the Final Plat. <br /> Kirk noted that the only building site is Lot #2. <br /> Kramer inquired about an option by UNC to purchase <br /> Lot 13. Kirk responded he thought that lot had <br /> already been sold . <br />
