S1ia_Imiuslxsmania <br /> Improved active recreation areas are to be provided <br /> for the residents of the subdivision unless a <br /> determination is made by the Planning Board and the <br /> Board of Commissioners that the active recreation <br /> needs of the residents can be met by other facilities <br /> in the same general area. In making . such <br /> determination, the Planning Board and Board of <br /> Commissioners shall consider the location and type of <br /> active recreation facilities existing within a one- <br /> half (1/2) mile radius of the boundaries of the <br /> proposed subdivision, whether the facilities are <br /> public or private in nature, and whether the <br /> facilities would be available for use by the residents <br /> of the proposed subdivision. <br /> When choosing improvements for a recreational area, <br /> the anticipated characteristics and needs of the . <br /> residents shall be considered in conjunction with the <br /> size of the development , any physical constraints <br /> posed by the site, and the availability of other <br /> improvements within the same general area as the <br /> subdivision. As an example, the existence of a multi- <br /> purpose court in an adjacent , existing subdivision and <br /> the availability of the facility for use by residents <br /> of the proposed subdivision may indicate to the <br /> applicant that another facility, such as a tennis <br /> court , would be more appropriate.
