094 <br /> CHANDLER'S GREEN PAGE 2 <br /> APRIL 8, 1986 <br /> b) that PD zoning be continued for part of the area, <br /> with or without revised time limits, and the <br /> remainder rezoned to an appropriate category; or <br /> c) that the entire district be rezoned from PD to an <br /> appropriate category." <br /> All planned development rezonings require the issuance of a <br /> Class A Special Use Permit. Prior to recordation of the <br /> Class A Special Use Permit the applicant is required to <br /> satisfy certain conditions of approval , including the <br /> revision of the site plants) (where necessary) and the <br /> issuance of appropriate development permits and approvals, <br /> including, but not limited to, landscape plans, drainage and <br /> stormwater control plans, utilities approvals and permits, <br /> etc. <br /> Following issuance of the Special Use Permit other approvals <br /> may be necessary before actual construction may begin, <br /> including construction permits, grading permits, NCDOT street <br /> construction plan approvals and driveway permits, etc. <br /> On November 4, 1985 the Board of County Commissioners <br /> approved the Planned Development-Housing (R-2)/Special Use <br /> Permit request for Chandler's Green. The applicant has <br /> indicated that negotiation with the Town of Chapel Hill , <br /> OWASA, NC DOT, Orange County and engineering firms have <br /> slowed progress on the project. The initial six obtain <br /> approval is Inadequate to allow the app <br /> necessary approvals and commence construction. The applicant <br /> is requesting a six month extension. <br /> IMPACT: Approval of the time extension would allow additional time <br /> for the satisfaction of conditions of approval imposed and <br /> additional development permits and approvals required for <br /> construction to begin. <br /> A decision not to approve the time extensions would require <br /> that a public hearing be held on the rezoning of the property <br /> in question to an appropriate zoning district. <br /> RECOMMENDATION: The Planning Board recommends approval of the <br /> extension of planned development rezoning for <br /> Chandler's Green for a six (6) month period beginning <br /> May 4, 1986 to allow additional time to obtain <br /> appropriate permits and approvals and to initiate <br /> construction activity. <br />
