NCDOT recommended and the <br /> applicant complied with the provision of a turning <br /> lane from the south at the entrance to the property. <br /> Staff is recommending that a pedestrian easement be <br /> shown within the buffer area as recommended by <br /> Carrboro and provision made in the maintenance <br /> agreement for dedication and acceptance by an <br /> appropriate governing body or public agency at the <br /> time the easement would become part of a public <br /> greenway system. <br /> The Planning Staff recommends approval with the <br /> following conditions : <br /> (1 ) Revise the typical lot inset to demonstrate <br /> setbacks applicable to a "regular" lot as <br /> defined in the Zoning Ordinance and revise the <br /> schedule of setback requirements to read as <br /> follows : <br /> Front yard setback = 40 feet <br /> Side yard setback = 20 feet <br /> Rear yard setback = 20 feet <br /> Stream Buffer/Setback as Shown (Dist . varies) <br />
