It is known as Tax <br /> Map 110 Lot 24 in Chapel Hill Township. <br /> There are seventy-six ( 76) lots proposed out of approximately <br /> 119 acres . All lots are proposed to be developed at a minimum <br /> lot size of 43 ,500 square feet , excluding rights of-way. <br /> Larger lots are proposed along Morgan Creek. <br /> IMPACT: The property is designated Rural Buffer and Protected Water <br /> Supply Watershed (University Lake) in the Orange County Land <br /> Use Plan. The property is zoned Residential-1 (R-1) and <br /> subject to Protected Watershed-II (PW-II ) overlay district <br /> standards . Surrounding properties are comparably zoned and <br /> include undeveloped land and land developed for residential and <br /> agricultural purposes . <br /> The applicant proposes to develop the site in four (4) phases. <br /> Each phase allows the development of approximately one-fourth <br /> of the total number of lots in the subdivision. <br />
