ROADELTRAEFIC <br /> The property is served by Interstate-85 and Buckhorn Road (SR <br /> 1114) , a collector road. A 1982 traffic count for Buckhorn <br /> Road immediately south of 1-85 indicates an average of 1500 <br /> trips per day. Traffic generation estimates for permitted <br /> uses at this site based on a maximum floor area of <br /> approximately 439,425.77 square feet range from 4535 <br /> trips per day for a low traffic generator office use to <br /> 28, 023 trips per day for a complex of retail stores with a <br /> common parking area where no one store has more than 100, 000 <br /> square feet of gross floor area. The rezoning request <br /> represents a potential increase of three (3) to nineteen (19) <br /> times the present traffic load on Buckhorn Road. Recognizing <br /> the unliklihood that the entire tract will be utilized for <br /> the type of retail complex described, the following example <br /> of potential traffic generation is provided. Assuming the <br /> continued utilization of the 16,720 square foot flea market <br /> and expansion of the same by 100%, the establishment of 5000 <br /> square feet of retail space in attached and/or detached <br /> structures and the establishment of a 1500 square foot fast <br /> food restaurant , 5783 trips per day would be generated from <br /> the site, an increase of approximately four (4) times the <br /> current traffic load on Buckhorn Road. This traffic estimate <br /> does not reflect actual traffic at the existing flea market <br /> • for which traffic data is unavailable. <br /> NCDOT has recommended that access to the site be limited to <br /> one access and that turning lanes be provided if traffic <br /> generation for the development warrants these improvements . <br /> (SEE LETTER DATED 1-27-86) <br /> PUKE, _SERVICE,, <br /> Services at the site will be provided by the Orange County <br /> Sheriff ' s Department, Efland Rural Volunteer Fire Company and <br /> the Orange Rescue Squad. Courtesy review responses have been <br /> received from the referenced service agencies . The volunteer <br /> fire company and the rescue squad have indicated that are <br /> able to serve the site. The Sheriff' s Department has <br /> provided service data for the existing use and has indicated <br /> that it is unable to determine future service needs without <br /> more detailed information regarding future development of the <br /> site. (SEE ATTACHED LETTERS) <br /> BELATIQN5HIE_BETWEEN_LAND_ME_ELAN_AHD_MUND4BOINANCE. <br /> The property is located with the West Orange Area Study and <br /> is designated Twenty Year Transition Area and Commercial- <br /> Industrial Transition Activity.
