i.J0151 <br /> PROPOSED SUBDIVISION REGULATIONS TEXT AMENDMENT <br /> SECTION IV—B-7 SITES FOR PUBLIC USE <br /> SECTION V IMPROVEMENTS <br /> ISSUE: Section IV—B-7—b of the Subdivision Regulations contains <br /> no requirements regarding dedications and/or <br /> reservations of park and recreation areas other than the <br /> Planning Board shall approve such sites as to Location ; <br /> size and suitability . Sites can only be required <br /> through the Land Use Intensity System [Recreation Space <br /> Ratio] contained in Articles 5 and 6 of the Zoning <br /> Ordinance . The provisions only apply in R-5 , R-8 and <br /> R-13 zoning districts , Leaving R-1 , R-2, R-3 and R-4 <br /> districts with no requirements for recreation area . The <br /> addition of recreation space requirements for all <br /> districts as well as standards for their development <br /> would insure adequate sites to serve all residents of <br /> the County . Provisions for payment—in—lieu of <br /> dedication would also allow developers an alternative to <br /> dedication of sites . <br /> The provisions of Section IV-13-7—a [School Sites] <br /> indicate that such sites may be served in accordance <br /> with G.S . 153A.-331 .
