00135 <br /> The attached Article 5 .1 .1 sets forth the required <br /> minimum recreation space ratios for all residential <br /> districts as well as those commercial districts in which <br /> residential uses are permitted . Recreation space ratios <br /> do not apply on a lot—by—lot basis in the AR , R-1 , R-2, <br /> R-3 and R-4 zoning districts . Such ratios do apply in <br /> all Planned Development projects regardless of zoning <br /> designation . <br /> The required recreation area resulting from application <br /> of the ratios in residential districts is shown on the <br /> accompanying comparison sheet . The area required in each <br /> district is consistently less than that resulting from <br /> the application of the formula in the proposed <br /> subdivision regulation amendment (SF = NPR) . <br /> PROPOSED ORDINANCE AMENDMENT : <br /> ARTICLE 5.1 .1 SCHEDULE FOR RESIDENTIAL DEVELOPMENT <br /> Using the acreages calculated from the formula (SF = NPR) <br /> and a constant gross land area of 100 acres , revised <br /> recreation space ratios were derived . Since the acreage <br /> resulted from application of the formula to a <br /> conventional subdivision , the revised ratios were placed <br /> in the "Lot " category for each residential zoning <br /> district . Ratios for Planned Development 1 and 2 <br /> categories were derived by increasing the "Lot" ratios by <br /> equivalent increments of 0.003 based on the existing <br /> ordinance ( see proposed revision to Article 5 .1 .1 ) . <br /> To derive ratios for the non—residential districts , <br /> ratios from residential districts were applied where the <br /> Liveability Space Ratio ( LSR) for the residential <br /> district matched that of a non—residential district . As <br /> an example , the LSR for an LC-1 (PD) district ( 0 .65) <br /> matched that of a R-3 (PD) district . Thus , the RSR of <br /> .072 was app Lied to both . <br />
