1) 0118 <br /> AMEND ARTICLE 7 PAGE 3 <br /> 4. Each mobile home must be placed on a permanent stand or pad built <br /> to the specifications listed below. <br /> a. Each stand must comply with those standards specified in the <br /> Magujgx._ Rolling,". The remaining area of the stand ( that <br /> area of the stand which extends beyond the area on which the <br /> unit has been placed) must have a base of at least three <br /> inches of compacted crushed stone, gravel , or paved slab. <br /> b. The location of each mobile home stand must be at an <br /> elevation, distance and angle in relation to the adjacent <br /> access drive so that placement and removal of the mobile <br /> home is practical by means of customary moving equipment . <br /> c. The surface of each mobile home stand or pad and the area <br /> around it shall be graded where necessary for proper <br /> drainage. <br /> d. The following separation requirements shall pertain to every <br /> mobile home, single wide or double wide, within the park: <br /> • <br /> 1) Minimum Depth of Front Yard* <br /> Twenty-five (25) feet measured from the street right-of- <br /> way line.* <br /> 2) Minimum Width of Side Yard* <br /> Ten (10) feet . <br /> 3) Minimum Depth of Rear Yard* <br /> Ten (10) feet . <br /> * The term "yard" in this context is used to describe the <br /> placement of the mobile home within the mobile home <br /> space and is not a "setback" requirement as defined in <br /> Article 22 of the Zoning Ordinance . <br /> e. No mobile home stand may be located with direct access to a <br /> public street . <br /> f. An attached structure such as an awning, cabana, storage <br /> building, carport , windbreak , or porch which has a floor <br /> area larger than 25 square feet and is roofed will be <br /> considered to be part of the mobile home stand for purposes <br /> of determining separation requirements . <br /> 5. Each mobile home must have a permanent patio located adjacent to <br /> or attached to the mobile home stand. The patio must be built to <br /> the standards below., <br />
