McAdams Company and <br /> reviewed the comments in her Letter of January 2, <br /> 1986 tolthe Commissioners . <br /> In her Letter, she proposes to have the flood plain <br /> and drainage easements surveyed and platted on the <br /> final plans, which seems appropriate . She also <br /> recognizes that unconventional construction phasing <br /> will be( necessery to provide erosion control during <br /> construction of the multifamily and commercial tracts <br /> and that the details of the erosion control will have <br /> to be worked out during the approval process for the <br /> erosion Icontrol plans for these tracts . The changes <br /> made to the Lots on Cameron Circle and the <br /> recognition that the street alignment may need <br /> altering sli.gptLy addresses my concerns about accom- <br /> modating &ration control devices in this area . <br /> Regarding the effects of the increased runoff due to <br /> development on properties downstream of the commer- <br /> cial and multifamily tracts , I suggest that a <br /> condition of approval be added that would require the <br /> construction of (appropriate stormwater detention <br /> devices or other methods to control the rate of <br /> runoff from these areas .") I also suggest that the <br /> specific requirements be Left to the descretion of <br /> the Planning Director so that a thorough investiga- <br /> tion can be made of the controls needed to provide <br /> adequate protection of downstream properties . <br />
