A pedestrian and non-motorized <br /> vehicle easement shall be dedicated coterminous with the <br /> open space area. <br /> e. Multifamily recreation facilities are to include an open <br /> grassed area and a picnic area ( i .e. tables, trash <br /> receptacles , grills) . <br /> f. Provide 13 parking spaces to serve the multifamily <br /> recreation facilities . <br /> g. Install a fence around the pool for safety reasons. <br /> h. Wherever appropriate, provide handicapped parking spaces <br /> and ramps . Construct all walking and bicycle paths on <br /> slopes ',no greater than 5%. <br /> 28. All. piens for drainage, soil erosion and sedimentation <br /> control shall be reviewed and approved by Orange County <br /> and the site plan modified accordingly to satisfy the <br /> Soil and Erosion specifications . In addition, Orange <br /> County shall inspect the installation of control devices <br /> and the on-going work for the total project . Construct and maintain stormwater devices to control the <br /> peak rate of runoff from the commercial and multifamily <br /> tract . The detention devices shall be designed and <br /> constructed so that the peak rate of runoff after <br /> development will not exceed the predevelopment rate for a <br /> 20 year 24 hour storm and for storms of greater <br /> intensity. <br /> 30. Grading on the site shall be kept to a minimum. In lieu <br /> of planted landscaping, existing vegetation shall be <br /> maintained between units . Clearing shall only be <br /> conducted for purposes of installing improvements . <br /> 31. Final landscaping plans shall be submitted and approved <br /> prior to the imitation of construction activity. <br /> 32. A landscape architect shall be employed by the applicant <br /> to prepare a landscaping/screening plan for the <br /> designated 100' buffer area. The plan must be prepared <br /> in consultation with adjacent property owners and <br /> approved by Orange County Planning Department . The plan <br /> shall be prepared following a survey of the existing <br /> vegetation of the buffer area and must identify and <br /> specify the retention of specimen trees twelve inches or <br /> more in diameter , provide for year round screening and <br /> include implementation details and schedules .
