Graham and A. H. Graham, <br /> Jr. This item was submitted to public hearing on 11-25-85 and <br /> January 6, 1986. <br /> To receive the Planning Board's recommendation. <br /> NEED: John W. Graham & A. H. Graham, Jr. are requesting a planned <br /> development and rezoning for 331 .12 acres of land located along <br /> Highway 70 Bypass and St . Mary' s Road(SR 1002) northeast of <br /> Hillsborough. The property is referenced as Tax map 6 , Block <br /> B. , Lets 3 & 4 and Tax Map 22 Block A, lot 17 of Hillsborough <br /> Township. <br /> The property is located in an area designated as Ten Year <br /> Transition and Commercial Transition Activity Node in the <br /> Orange County Land Use Plan. The present zoning classification <br /> is (Residential-1) R-1 . The applicants are requesting 290. 03 <br /> acres to be rezoned PD-H-R2 , 29. 50 acres to be rezoned PD-H-RS <br /> and 10. 43 acres to be rezoned PD-GC4. <br /> IMPACT: Approval of the request would allow development of 410 <br /> residential lots with a minimum 20, 000 sq. ft . per dwelling <br /> unit I216 attached multi-family dwelling units and a 65, 460 <br /> square feet of commercial space on 10. 43 acres. <br />
