r <br /> I '1 <br /> EUBANKS ROAD SUBDIVISION <br /> PAGE TWO <br /> FEBRUARY 18, 1986 <br /> The Chapel Hill Town Council is scheduled to consider the <br /> request for decision on February 10, 1986. Their decision will <br /> be made available at the Board of Commissioners meeting. <br /> IMPACT: Approval of the request would allow development of a five (5) <br /> lot subdivision. <br /> A public road (Tanbark Drive) constructed to state standards is <br /> proposed to serve the subdivision. Development of a the <br /> subdivision would add approximately 23 trips per day to Eubanks <br /> Road: The addition of this subdivision would increase traffic <br /> on the road by six (6%) percent above the 1981 traffic count of <br /> 400 trips per day at the intersection of Eubanks Road and Mill <br /> House Road (SR 1725) , <br /> All lots will be served by individual wells and a community <br /> sewer system. The Orange County Health Department has provided <br /> preliminary approval of both systems. <br /> Police, fire and rescue services will be provided by the Orange <br /> County Sheriff ' s Department , New Hope Volunteer Fire Department <br /> and the South Orange Rescue Squad. <br /> RECOMMENDATION: The Orange County Planning Board, by unanimous vote, <br /> recommends approval with the following conditions:" <br /> (1) that a stormwater management plan which satisfies the <br /> standard for control of the first one-half (1/2) inch of <br /> stormwater runoff from impervious surfaces be submitted <br /> for review and approval prior to approval of the final <br /> plat. <br /> (2) that engineered plans for the community sewer system be <br /> submitted for review and approval by the Orange County <br /> Health Department prior to approval of the final plat. <br /> (3) that a perpetual maintenance agreement for the community <br /> sewer system be submitted for review and approval by the <br /> Orange County Attorney prior to recordation of the final <br /> plat . <br /> The Chapel Hill Planning Board, by unanimous vote recommended <br /> approval with the conditions stated above ,on January 30, 1986. <br />
