DRAFT PB MI NUTS 1 -27-86 4 081 <br /> Sections 7 . 2.8 and 7 .9 of the Orange County Zoning <br /> Ordinance require that construction on property <br /> subject to planned development zoning amendments <br /> begins within six (6) months of Board action <br /> establishing a planned development district . <br /> Section 7 . 2.8 provides that "construction must start <br /> I and proceed at a reasonable rate within six months of <br /> the approval of the permit . If no construction has <br /> started the permit becomes null and of no effect . <br /> The owner can request a six month extension from the <br /> Board of County Commissioners if the request is <br /> received before the permit expires . " Section 7 .9 <br /> provides that "if actions required in any amendment <br /> establishing a PD district are not taken within the <br /> time Limit set , the Zoning Officer shall review the <br /> circumstances and recommend to the Planning Board and <br /> Board of County Commissioners : <br /> a) that PD zoning for the entire area be <br /> contiued with revised time Limits ; or <br /> b) that PD zoning be continued for part of the <br /> area , with or without revised time Limits , and <br /> the remainder rezoned to an appropriate <br /> category ; or <br /> c) that the entire district be rezoned from PD to <br /> an appropriate category . " <br /> All planned development rezonings require the <br /> issuance of a Class A Special Use Permit . Prior to <br /> recordation of the Class A Special Use Permit the <br /> applicant is required to satisfy certain conditions <br /> of approval , including the revision of the site <br /> plans ) (where necessary) and the issuance of <br /> appropriate development permits and approvals , <br /> including , but not limited to , Landscape plans , <br /> drainage and stormwater control plans , utilities <br /> approvals and permits , etc . <br /> Following issuance of the Special Use Permit other <br /> approvals may be necessary before actual construction <br /> may begin including construction permits , grading <br /> permits , WCDOT street construction plan approvals and <br /> driveway permits , etc . <br /> On July 1 , 1985 the Board of County Commissioners <br /> approved the Planned Development Housing Special Use <br /> Permit (R-1 ) request for West Ten Mobile Park .
