Eubanks Road — Preliminary <br /> Presentation by Smith . <br /> The purpose of this agenda item is to cansideri <br /> approval of the Preliminary Plan for Eubanks Road <br /> Subdivision . <br /> Brooks & Son Construction Company has - requested <br /> approval of a subdivision for 6 .36 acres of land <br /> Located south of Eubanks Road (SR 1727) in Chapel <br /> Hill Township . The property in question is known as <br /> Lot 27B of Tax Map 16 in Chapel Hill Township . The <br /> purpose of this request is to permit Construction of <br /> a five (5) Lot subdivision . Lot #5 is reserved for <br /> use as a community septic system drainfield . <br /> The property is Located within the Twenty Year <br /> Transition area designated in the Orange County Land <br /> Use Plan . That designation permits single family <br /> residential housing . The present zoning <br /> classification of the property is Residential--1 (R <br /> 1 ) . The property is located within the Joint <br /> Planning Area and subject to joint approval of the <br /> Town of Chapel Hill and Orange County . <br /> The Chapel Fill Planning Board is scheduled to <br /> consider the request for recommendation on January <br /> PS , 1986 . Their decision will be made available at <br /> the Orange County Planning Board meeting . <br /> App rave l of the request would allow development of a <br /> five (5) Lot subdivision . <br /> A public road (Tanbark Drive) constructed to state <br /> standards is proposed to serve the subdivision . <br /> Development of a the subdivision would add <br /> approximately 23 trips per day to Eubanks Road . The <br /> addition of this subdivision would increase traffic <br /> on the road by six (6%) percent above the 1981 <br /> traffic count of 400 trips per day at the <br /> intersection of Eubanks Road and Mill House Road (SR <br /> 1725) . <br /> All lots will be served by individual wells and a <br /> community sewer system . The Orange County Flea Lth <br /> Department has provided preliminary approval of both <br /> systems . <br /> Police , fi r-e and rescue services will be provided by <br /> the Orange County Sheriff ' s Department , New Hope <br /> Volunteer Fire Department and the South Orange Rescue <br /> Squad . <br />
