Q6 <br /> ORANGE COUNTY PLAs' NIN G DEPARTMENT <br /> DILLSBOROUGH <br /> NORTH CAROLINA <br /> 27278 <br /> • <br /> MEMORANDUM <br /> TO: ORANGE COUNTY AND CHAPEL HILL PLANNING BOARDS, CHAPEL HILL <br /> TOWN COUNCIL AND ORANGE COUNTY BOARD OF COMMISSIONERS <br /> FROM : ORANGE COUNTY AND CHAPEL HILL PLANNING STAFFS <br /> DATE: JANUARY 9 , 1986 <br /> SUBJECT: EUBAINKS ROAD SUBDIVISION <br /> This memorandum analyzes a proposal for subdivision of Land <br /> within the Chapel Hill Joint Planning Area . The applicant has <br /> submitted a Preliminary Plan for the division of 5 .99 acres of Land <br /> Located on the' south side of SR 1727 Eubanks Road . The property is <br /> identified as Chapel Hill Township Tax Map 18, Lot 276. <br /> The property is designated Twenty Year Transition on the Oran e <br /> County Land Use Plan . The property is zoned Residential-1 (R-1 ) . 9 <br /> The site is approximately 1 .7 miles from the corporate Limits of <br /> Chapel Hill at Weaver Dairy Road . Adjoining properties are undeveloped <br /> residential . Land ! The Orange County landfill is Located 200 feet east <br /> of the site . <br /> WATER/WASTEWATER SERVICES <br /> The site is to be served by individual wells and a community sewer <br /> system. Lot #5lis reserved for use as a drainage field and is 62,344 <br /> square feet in size . A 30 ' sewer easement runs the length of the <br /> property along the rear property Lines of the proposed Lots . The Orange <br /> County Health Department has indicated that the proposed water and <br /> wastewater systems are acceptable . Engineered plans for the community <br /> sewer system must be submitted for review and approval by the Orange <br /> County Health Oepartment prior to approval of the final plat . A <br /> perpetual maintenance agreement for the proposed system must be <br /> submitted for review and approval by Orange County prior to the <br /> recordation of the final plat . <br /> ACCESS <br /> The site is to ble served by a road constructed to state standards for <br /> subdivision roads and dedicated public . The development will generate <br /> twenty three (23) trips per day on Eubanks Road (SR 1727) . The most <br /> recent traffic count for Eubanks Road (1981 ) indicates 800 trips per <br /> day . Eubanks Road is presently classified as a local road in the <br />
