The property is referenced as part of lot <br /> 35 , Block B, Tax Map 21 . It is bordered by residential <br /> development and undeveloped land . The tract is designated as <br /> 20 Year Transition and Commercial/Industrial Activity Node in <br /> the Orange County Land Use Plan . <br /> One additional lot is proposed out of a 3 acre tract . The <br /> sizes of each lot are 1 .78 acres and 1 . 22 acres . The property <br /> is zoned R-1 . Access is to be provided by a pre—existing "Clans <br /> B" private road (Lysander Lane) . The property in question is <br /> served by the Efland Rural Fire District . <br /> IMPACT: Development of this subdivision would have minimal impact on <br /> the area . <br /> RECOMMENDATION: The Planning Board recommended approval pending NC DOT <br /> approval for the sight distance (see attached letter) . <br />
