02E <br /> DRAFT PB MINUTES 1-27—BB 12 <br /> maximum lot size was 3 .95 acres . A Class "B" <br /> private road was constructed which provided access to <br /> NC57 . This area is. indicated on the vicinity map . <br /> The Planning Board approved the Final Plat -for <br /> Section Two of Forrester Bend on July 15 , 1985 . <br /> There were four (4] lots proposed out of 3 .71 acres . <br /> The minimum Lot size was .92 acre while the maximum <br /> Lot size was .94 acre . The lots had direct road <br /> frontage on NC57 . This area is also indicated on the <br /> vicinity map . <br /> The. Planning Board , on November 18 , 1985, deLayed <br /> consideration of the original Preliminary Plan until <br /> Health Department approval was received for each <br /> proposed lot . The initial Plan (attached] proposed <br /> eleven (11 ) lots . Access was to be provided to the <br /> site from NC57 via a public road built to the North <br /> Carolina Department of Transportation ' s standards , <br /> Due to the unsuccessful soil evaluations conducted by <br /> the Health Department , the number of proposed Lots <br /> required modification . <br /> Development of this subdivision would have minimal <br /> impact on the area . The projected traffic generation <br /> for this subdivision is approximately 20 .1 (6 .7 trips <br /> x 3 lots) trips per day . According to the Department <br /> of Transportation , the 1984 (most current) traffic <br /> count is 80 for NC 57 which was determined from the <br /> south side of SR 1552. <br /> The Planning Staff recommends approval of the <br /> Preliminary Plan subject to the following condition : <br /> Provide a stub—out to the south of this tract to the <br /> existing private access easement to provide future <br /> access via the proposed public road for further <br /> development of the 10+ acre tracts . <br /> Best inquired the number of driveways that front on <br /> NC 57 for Forrester Bend Section 2 . Atwater <br /> responded 4 . <br /> Kizer inquired where the stubout was to be . Atwater <br /> responded the southeast corner . <br /> Jacobs noted that this was a good example of a need <br /> to have Health Department approval early in the <br /> process . <br /> MOTION : Shanklin moved approval subject to planning staff ' s <br /> conditions . Seconded by Walters . <br /> VOTE : Unanimous . <br />
