It will be patrolled on a <br /> 24 hour basis . <br /> The Planning Board approved the Final Plat for Section One of <br /> Forrester Bend on December 17, 1984. There were nine (9) lots <br /> proposed out of a 24.89 acre tract . The minimum lot size was <br /> 2.0 acres while the maximum Lot size was 3.95 acres . A Class <br /> "B" private road was constructed which provided access to NC57 . <br /> This area is indicated on the vicinity map . <br /> The (Planning Board approved the Final Plat for Section Two of <br /> Forrester Bend on July 15, 1985 . There were four (4) lots <br /> proposed out of 3 .71 acres . The minimum lot size was .92 acre <br /> while the maximum lot size was .94 acre. The lots had direct <br /> road frontage on NC57 . This area is also indicated on the <br /> vicinity map . <br /> The Planning BOard , on November 18, 1985, delayed consideration <br /> of the original Preliminary Plan until Health Department <br /> approval was received for each proposed lot . The initial Plan <br /> (attached) proposed eleven (11 ) Lots . Access was to be <br /> provided to the site from NC57 via a public road built to the <br /> North Carolina Department of Transportation ' s standards . Due <br /> to the unsuccessful soil evaluations conducted by the Health <br /> Department , the number of proposed lots required modification , <br /> IMPACT: Development of this subdivision would have minimal impact on <br /> the area . The projected traffic generation for this <br /> subdivision is approximately 20 .1 (6 .7 trips x 3 lots) trips <br /> per day . According to the Department of Transportation , the <br /> 1984' (most current) traffic count is 80 for NC 57 which was <br /> determined from the south side of SR 1552. <br /> RECOMMENDATION : The Planning Board recommends approval of the Preliminary <br /> Plan subject to the following conditions : <br /> 1 ) Provide a stub—out to the south of this tract to the <br /> existing private access easement to provide future access <br /> via the proposed public road for further development of the <br /> 10+ acre tracts , <br /> 2) Show the existing cemetery on the plat . <br />
