Sections 4 . 2.8 and <br /> 4.2.9 of the Zoning Ordinance. <br /> • <br /> 5. Within the BH-1, Adam and Eve Rural <br /> Neighborhood Activity Node, there are presently 3.2 <br /> acres' zoned NC-2. Also, within that activity node <br /> there are 5.3 acres zoned GC-4 . Four and one tenth <br /> acres of that 5 .3 total are controlled by Adam and Eve <br /> which is, for the purpose of this letter, the same as P <br /> & S Sporting Goods, Inc. <br /> 6. Section 4.1 of the zoning ordinance provides <br /> that: <br /> Within all districts there are certain uses that <br /> are permitted as a matter of right. The uses are: <br /> 5. Off-street parking as a required accessory <br /> use to a permitted use. <br /> 7 . Water and sanitary sewer lines, gas and <br /> g <br /> liquid fuel distribution lines. <br /> 7. There is one exception to the above. Section <br /> 6.20.1 of the zoning ordinance prohibits ground <br /> absorption systems with a design capacity of 3 ,000 <br /> gallons per day or more and package treatment plants <br /> for sanitary sewage disposal in AR districts and in the <br /> rural buffer districts as shown in the land use plan <br /> except with a special use permit or in a plan <br /> development district. <br /> 8. P & S Sporting Goods, Inc. , in its rezoning <br /> application request, has stated its intention to use <br /> the, property it wants rezoned for parking and expansion <br /> of its septic system. <br /> 9. The uses permitted in LC-1 and NC--2 districts <br /> are those circled on the use table included with this <br /> letter along with all of the uses that are permitted <br />
