At the Interstate 40/N .C . 86 Interchange ; <br /> 4 . At the intersection of the proposed Weaver Dairy Road <br /> Extension and Homestead Road ; <br /> 5 . Along Homestead Road southwest of Chapel Hill High <br /> School ; and <br /> 6 . Along Erwin Road north of the proposed Weaver Dairy <br /> Road Extension . <br /> The higher density residential areas have been situated in <br /> proximity to major thoroughfares (collector and arterial streets) <br /> wherever possible to diminish the possibility of Large traffic <br /> volumes passing through Lower density residential neighborhoods . <br /> Such areas have also been used to provide a buffer or step—down <br /> between Low—density areas and business establishments , and to <br /> reduce traffic congestion and travel time for residents . <br /> Higher density areas were also located according to the <br /> natural constraints present on the Land . Areas with relatively <br /> Level slopes (0 to 7-1/2%) , stable soils and clear of vegetation <br /> were primary Location determinants . In the Latter case , cleared <br /> areas were assumed to be more desirable for higher density <br /> developments rather than encouraging their Location in areas <br /> where extensive tree removal would result . <br /> There are approximately 791 acres of land designated <br /> for Urban Residential purposes on the Plan . Using the same <br /> population per household figure ( 2.6 ) from the 1980 Census and <br /> assuming a minimum density of six persons per acre , the estimated <br /> population residing in these areas would be 12,340 . <br /> The combined acreage in all residential categories is <br /> 11 , 019 acres . The total population which would reside in the <br /> Joint Planning Area if completely built out would be 37 , 480 <br /> persons . This is equivalent to an average population density of <br /> 3 . 4 persons per acre or slightly more than one dwelling unit per <br /> acre . <br /> Population projections prepared by the Towns of Chapel <br /> Hill and Carrboro , if subtracted from projections for Chapel Hill <br /> Township , indicate en estimated population range of 15 , 000 to <br /> 38 ,300 persons residing in the Joint Planning Area . The holding <br /> capacity of the three residential categories designated on the <br /> Plan would approximate the upper Limit of the population <br /> projections . <br /> Commercial Land <br /> 69 <br /> • <br />
