II <br /> VI <br /> FUTURE LAND USE — JOINT PLANNING AREA <br /> • <br /> In this section , anticipated patterns of future land <br /> development are ' out lined for the Joint Planning Area , exclusive <br /> of Carrboro and Chapel HiLI . The future land use patterns <br /> described in this section are based , in part , on the population , <br /> economic and existing Land use trends identified in background <br /> studies . Also considered in the formulation of these patterns <br /> were environmental features , infrastructure and service concerns , <br /> operating principles , Locational standards and concept/strategy <br /> maps developed for the Joint Planning Area or currently existing <br /> in the Orange County Land Use Plan . The discussion of the Plan <br /> centers on four broad categories of Land use — Residential , <br /> Commercial , Industrial and Resource Conservation . <br /> Residential Land <br /> Three categories of residential land have been depicted on <br /> the Land Use Plan — Rural Residential , Suburban Residential and <br /> Urban Residential . The three categories are discussed below. <br /> Rural Residential . The first of the categories is Rural <br /> Residential , a Low—density area consisting of single--family homes <br /> situated on Large lots ranging from one to five acres in size . <br /> The Rural Residential designation is identical to the Rural <br /> Buffer categorylcontained in the current Orange County Land Use <br /> P Lan . The Rura l Buffer category is described in the Plan as lend <br /> adjacent to an Urban or Transition area which is rural in <br /> character and which should remain rural , contain very low—density <br /> residential uses and would not require urban services (water and <br /> sewer] during the Plan period . <br /> To the northiof Chapel Hill in the New Hope Creek drainage <br /> basin , Low—density residential development has taken place along <br /> Whitfield Road, Sunrise Road and Erwin Road . Residential <br /> developments similar to Sedgefield , Stoneridge , Oak Hills , <br /> Bi rchwood Lake Estates and Falls of the New Hope are expected to <br /> continue , relying on wells and septic tanks for water supply and <br /> sewage disposal . Proximity to Interstate 40 and future office <br /> and research areas will create additional demand for such sites . <br /> To the west of Carrboro , Rural Residential development p is <br /> also expected in University Lake Watershed . Adopted County <br /> policies prohibit the extension of public water and sewer <br /> services into the watershed except in emergency situations . For <br /> this reason , residential development will continue to rely on <br /> wells and septic tanks . Current County zoning regulations <br /> require a minimum lot size of' two acres in designated Water <br /> Quality Critical Areas , while allowing a one—acre minimum lot <br /> size in other portions of the watershed . <br /> 66 <br />
