The Township Advisory Council elected to use <br /> Alternative C, white the Planning Board selected a modified "B" <br /> version which aILLowed some expansion of the transition areas <br /> north of I-40 but not as far north as Duke Forest . The latter <br /> map was selectelid by Planning Staff on which to base the Land Use <br /> Plan . <br /> One final atep was taken prior to drafting of the Land <br /> Use Plan — pr',eparatian of a detailed strategy map . This map <br /> identified proposed water and sewer Line extensions , thoroughfare <br /> improvements recommended as part of the Chapel Hi ll--Carrboro <br /> Thoroughfare Plan , major land areas owned or controlled by <br /> public/private interests , a greenway and park system , <br /> agricultural preservation areas , and future activity node sites . <br /> The map formed the framework within which future land use <br /> patterns would be set . <br /> Of primary importance is the designation of activity <br /> nodes . Current Orange County policy is to discourage major <br /> commercial and , industrial centers in the New Hope Creek basin . <br /> This is primarily due to the presence of Duke Forest and the <br /> research/education activities conducted on those tracts . Large <br /> scale development may have a negative impact of such activities <br /> as well as disturbing the predominantly rural- character of the <br /> area .
