Land focused on <br /> designated road intersections within a rural residential <br /> area that is appropriate for small—scale commercial uses <br /> characteristic of "Mom and Pop" convenience stores and <br /> gas stations . (Current nodes of this type are designated <br /> at Blackwood Station and Calvander] . <br /> Existing_ Urban Activity Node . Land corresponding to <br /> "activity centers" designated by the Towns of Chapel Hill <br /> and Carrboro . <br /> Proposed Urban Activity Node. Land corresponding to <br /> proposed "activity centers" designated by the Towns of <br /> Chapel Hill and Carrboro . <br /> LAND USE CLASSIFICATION SYSTEM <br /> The draft Land Use Plan for the Joint Planning Area <br /> follows basically the same format as the current (1981 ) Plan . <br /> However, the Land use categories have been modified somewhat to <br /> be more descriptive of existing land use patterns and to allow <br /> for application of zoning district designations after plan <br /> adoption . The modified classification system which will be used <br /> in the preparati',on of the Plan is as foLows.: <br /> Residential .'' Three residential categories are utilized <br /> based on density standards . <br /> 1 . Rural) — One or fewer units per acre . <br /> 2. Suburban — Greater than one unit and up to five <br /> units per acre . <br /> 3 . Urban — Greater than five but no greater then <br /> thirteen units per acre. <br /> Commercial.. Two commercial categories are utilized in <br /> an attempt to draw a distinction between those land uses <br /> which offer services (Office) and those which offer goods <br /> (Retail) . <br /> Industrial . Industrial uses are normally those associated <br /> with manufacturing , processing or assembly operations , <br /> and distribution functions . A more specialized type of <br /> industrial use within the context of the Joint Planning <br /> Area would be extractive (quarrying) and disposal <br /> ( landfill) operations . <br /> Resource Conservation . Such uses normally occupy Land <br /> areas of varying size . They contain few permanent <br /> 56 <br />
