EXISTING LAND USE PLAN — JOINT PLANNING AREA <br /> The Joint Planning Area is currently covered by the <br /> Orange County Land Use PLan adopted by the Board of Commissioners <br /> in September, 1981 . The adopted Plan contains land use goals and <br /> policies for the County , as well as designates Land use pLan <br /> categories for 'development applicable county--wide . <br /> In addition to classifying the Land in the County , <br /> the land use planning strategy of Orange County has been to <br /> identify and eIveluate potential and existing activity nodes in <br /> each Township . The purpose of this strategy is to direct <br /> commercial and 'industrial activities to the most appropriate area <br /> in each Township , preventing strip—type development and promoting <br /> a more compact and efficient Land use pattern focused on major <br /> intersections in each Township . <br /> The following Land Use Plan categories are currently <br /> designated for the Joint Planning Area : <br /> Urban .ban . Land that is within the corporate limits of the <br /> Towns of Chapel. Hill and Carrboro . <br /> Ten—Year Transition . Land Located in areas that are in <br /> the process of changing from rural to urban , that are <br /> suitable for urban—type densities and should be provided <br /> with public utilities and services within the first <br /> ten—year phase of the PLan . <br /> Twenty—Year Transition . Land Located in areas that are in <br /> the process of changing from rural. to urban , that are <br /> suitable for urban type densities and should be provided <br /> with public utilities and services within the second <br /> ten—year phase of the Plan . <br /> Rural Buffer, . Land adjacent to an Urban or Transition <br /> area which is rural in character and which should remain <br /> rural , Contain very Low--density residential. uses and not <br /> require lurban services during the planning period . <br /> Public Interest Area . Land which contains public or <br /> quasi--public uses such as pub LicaLLy--owned Land , research <br /> forests or known archaeological or historic sites . <br /> Water SuppLy, Watershed . Land draining to existing <br /> reservoirs which serve as public water supplies for the <br /> County , or to potential reservoir sites which have been <br /> designated for protection against threats to the water <br /> quality of future water supplies . (University Lake <br /> Watershed) . <br /> Commercial Transition Activity Node. Land focused on <br /> designated road intersections within either a 10—Year or <br /> 20—Year Transition Area that is appropriate for retail <br /> and other commercial uses .
