ATTACHMENT "F" <br /> • <br /> BUZ ;- <br /> LLOYD <br /> AND ASSOCIATES <br /> REeI 6iATE BRO.ERS <br /> January 14, 1986 <br /> Orange„County Planning Department <br /> Hillsborough, North Carolina <br /> 27278 <br /> Gentlepeople; <br /> • <br /> With regard to the ongoing reyi-sion of the land use plan for the joint <br /> planning area of Orange County, i would like to recommend that, given <br /> that the Transitional Commercial Node centered at Seawell School and <br /> Homestead .roads is to be deleted from the plan, a portion of the 64 acre <br /> tract of land at the northwest corner of Homestead and J ovgps,. roads or <br /> a more general area including a portion of this tract be designated for <br /> development for office/institutional uses, Whether this be achieved by <br /> the replacement of the existing node with an "Office/institutional Trans, <br /> i.ttonai Node",' a change in the zoning text, a change in the zoning map - <br /> or any other mechanism, I. believe that development of a portion of the <br /> 64 acre tract mentioned above can be best utilized as office/institutional <br /> for the following reasons; <br /> 1 . A portion of this tract is either not wooded or wooded in young, <br /> small trees and is not esthetically desirable for development as a <br /> residential neighborhood at the present. <br /> 2. The 64 acre tract is closer to existing sewer than at least one other <br /> nearby area recommended for uses including 01 and is therefore a more <br /> probable site for orderly development in the next five or ten years. <br /> 3. The portion of this tract most appropriate for Oi development fronts <br /> on Rogers Road within a hundred feet of Homestead Road and would allow <br /> convenient access from Homestead Road via Rogers Road without requir- <br /> ing an entry directly from/into Homestead Road. The location of this <br /> . site which is virtually at the corner of these roads would affect <br /> traffic in the vicinity of residentially utilized land for only <br /> about two residences at present (minimal disruption of a residential <br /> neighborhood while at the same time minimizing commercial development <br /> on Homestead Road which will be a major thoroghfare within the next <br /> five to ten years). <br /> 4. The convenience of this area for office intitutional development will <br />• be greatly enhanced by the completion of the portions.of 1-40 pre- <br /> sently under construction which will include an- interchange at Whitt <br /> field Road which will be within three roadway miles upon completion <br /> and closer when Homestead Road is realigned to connect with Weaver <br /> Dairy Road. <br /> Post Office Drawer J Carrboro, North Carolina.27510 919/967-9948 <br />
