The property is referenced as <br /> part of lot 78 on Tax Map 120. It is bordered by residential <br /> development . The tract is designated as Rural. Buffer , Water <br /> QuaClity Critical Area Land Use Plan . The property is also <br /> within the Joint Planning Area which requires courtesy review <br /> by the Carrboro Planning Department . <br /> There are two ( 2] lots proposed ; the sizes <br /> are 2.41 acres and <br /> 6 .04I acres . The <br /> property is zoned R-1 (Rural Residential ) , <br /> WQCAI (Water Quality Critical Area) and PW--II (Protected <br /> Watershed) . A maximum impervious surface ratio of 6%, in <br /> addition to the other requirements for Water Quality Critical <br /> Areas , applies to each Lot . <br /> Access is provided to Lot 18 from SR 1939 via an Orange County <br /> Private Class "C" road which Leads to an Orange County Private <br /> Class "A" road . Lot IA has direct road frontage on SR 1939 . <br /> Fire ',protection for the property in question is provided by the <br /> Damascus Fire District . Law enforcement is provided by the <br /> Orange County Sheriff's Department . It will be patrolled on a <br /> 24 hour basis . <br /> IMPACT: Development of this subdivision would have minimal impact on <br /> the area . <br /> RECOMMENDATION: The Planning Board recommends approval of the Preliminar <br /> Plan contingent upon the following conditions : y <br />
