Page 2 <br /> Don Wilhoit <br /> December 2 , 19851 <br /> a number of zoning complications. we asked the county to recommend <br /> a course of action which would enable us to make a modest expansion <br /> (far less than the 88 , 000 square feet we had been told would be <br /> possible) . Indeed, our present request is only for expansion (for <br /> office use only) of an additional 16,000 square feet to a total of <br /> 54 ,000 square feet) . <br /> Let me reitrate that, when our land was zoned in 1981 we were <br /> promised that it was "zoned for our use. " The split zoning in our <br /> property (GC4 and AR) was not made known to us, we were given no <br /> indication that this zoning would in any way impact our plans for <br /> expansion and, indeed, we were assured well after the zoning had <br /> taken place that expansion for the same use would not be a problem. <br /> It was not until May of 1985 that we were informed of our split <br /> zoning and of the many problems which that created. To our complete <br /> surprise, we discovered only last month that when our property was <br /> zoned in 1981 a line was drawn through our existing parking lot. <br /> This placed part of our parking lot and all of our septic fields <br /> in the part of the property that was zoned AR. <br /> If I may repeat: at the time of zoning of our property, we were <br /> not told that our land had been split into two zoning modules. We <br /> were told only that our land was "zoned for our use. " Further, in <br /> 1983 we were additionally reassured by the planning staff that we <br /> could expand our facilities well beyond our presently requested level. <br /> We now have a crowded office; we must have more space if our <br /> present employees are to be able to work efficiently let alone make <br /> room for new staff. <br /> Our plans call for building an office building on part of our <br /> existing parking lot, and moving part of our parking onto our existing <br /> septic field. We will then put a new septic field in the 3 acres of <br /> cleared field that comprise the western part of our property. <br /> I feel that the impact of this will be to have a modest expansion <br /> of our existing facilities for additional office space (which will <br /> also provide increased jobs for local residents) as well turning the <br /> grass in the 3 acre field a more pleasant shade of green. <br /> Speaking for our company and all of our employees, we certainly <br /> hope that you will look favorably upon our request to be allowed to <br /> proceed with this modest expansion. We ask only that the county <br /> permit us to expand as we were always assured we could do in the <br /> past. There may be several possible zoning solutions for this area. <br /> As the present recommendation of the planning department is for re- <br /> zoning to LC1 , we request that this be approved so that we may proceed <br /> with our plans. I can further assure you that we have no intention <br /> whatsoever of dividing our land into one acre or any other size lots, <br /> even if this is permitted under any zoning that may exist in the <br /> future. <br />
