19� <br /> Values shown in [ ) represent percent of total <br /> area which could be occupied by building or <br /> maximum allowable floor area . <br /> The application of the Floor Area Ratio [FAR) and Open <br /> Space Ratio [OSR) as well as the comparison of area <br /> limitations imposed by each indicates the following: <br /> 1 . The OSR indicates the amount of Lend to be Left in <br /> open space; i .e. , Land not covered by buildings. <br /> The FAR sets the Limit on the amount of Land which <br /> may be covered by buildings. The sum of the two <br /> ratios should equal at Least 100% in order to account <br /> for total lot area . <br /> Where the sum does not exceed 100%, the ratios are <br /> out of balance and should be considered for <br /> adjustment .
