Susan Smith indicated that the position of the Orange County <br /> Planning staff is that the existing sections of Wildwood Subdivision are <br /> developed at R-4 and R-5 densities and it would be consistent to continue with <br /> that density. <br /> PRESENTATION BY THE APPLICANT <br /> Frintz Prunson from Philip Post and Associates indicated on a plat <br /> the location of the R-4 and R-5 areas. The existing Section II is zoned R-5 <br /> and Section I is zoned R--4. He noted that because of the slope of the land, <br /> nothing would be built on those lots which proved to be too steep. <br /> COMMENTS TENTS OR QUESTIONS FROM CITIZENS <br /> None. <br /> 7--13-$5 P& SPORTING GWDS4_INC:. <br /> Planner Susan Smith presented for the receipt of public ca ment a <br /> rezoning request submitted by P & S Sporting Goods, Inc. for rezoning • of <br /> property located 'south of NC54 and approximately 5501 east of Morrow ?fill <br /> Road. The parcel ('contains 4.54 acres. The property is located within an area <br /> of the County designated Agricultural-Residential and Rural. Neighborhood <br /> Activity Node. The present zoning of the property is AR. The applicant is <br /> - requesting a rezoning to LC-1 . Rezoning of the property would increase the <br /> amount of area zoning for commercial purposes within the designated activity <br /> node and would allow for expansion of the existing commercial use. <br /> Smith referenced the impact analysis and made the following points: <br /> (1) Z4:fit r_Pnd WDstcwater__Systems - the property is served by on-site <br /> water and sewage disposal systems. Expansion of existing systems requires <br /> approva] of engineered pans by both the Grange County Health Department. and <br /> State Division of Health Services. <br />
