There would be no disruption to residential area resulting <br /> from environmental development. Some problems, however, would probably <br /> exist with traffic safety at this intersection if intensive commercial <br /> development did occur. The surrounding residential area that would be <br /> served by commercial uses at this node is growing in population and den- <br /> , <br /> sity. For these reasons, a Rural Neighborhood node at this site would <br /> be appropriate especially in the longer term when population density is <br /> sufficient to support limited, rural commercial uses. <br /> REFERENCE: CHT-7, Blackwood Station <br /> LOCATION: Mt. Sinai Road (SR 1718) and N.C. 86 <br /> PLAN CATEGORY: Rural Neighborhood <br /> ANALYSIS AND EVALUATION: This node exists at the intersection of two <br /> collectors. Several commercial uses presently exist in the area. There <br /> are no environmental constraints which would restrict limited commercial <br /> development at this node. There should be no disruption to nearby resi- <br /> dential areas. Due to the distance of the node from Chapel Hill-Carrboro <br /> and, the generally rural character of the area, sewer lines should not be <br /> extended to this node. As this node presently contains several commercial <br /> uses, its capacity for additional development is somewhat limited. <br /> In addition to the County designated activity nodes, activity nodes cor- <br /> responding to the Towns "activity centers" have been designated. <br />
