Commercial uses, either existing or future, at these nodes will <br /> provide the necessary support services for the Rural Residential area. <br /> This area is also outside both the University Lake and Cane Creek <br /> watersheds. <br /> AGRICULTURAL RESIDENTIAL. The vast majority of the land area in the <br /> Township is classified as Agricultural Residential. This classification <br /> is to designate those areas where the land use activities are predominately <br /> related to the cultivation of the land or the use of land as pasture. The <br /> intent is to provide for the preservation of land suitable for agriculture, <br /> silviculture and horticulture uses. <br /> WATER SUPPLY WATERSHED. In Bingham Township this classification applies <br /> to the University Lake and Cane Creek water supply watersheds (In the <br /> case of Cane Creek the designation refers to the part of the watershed <br /> that will drain into the proposed reservoir.). This classification <br /> includes lands that drain to existing reservoirs which are public water <br /> supplies for Orange County or to potential reservoir sites which have been <br /> designated for protection. These watersheds need to be protected from <br /> the impacts of development which MftEht cause water quality problems for <br /> existing public water supplies or preempt the future utilization of poten- <br /> tial reservoir sites. <br /> RURAL BUFFER. This area extends into Bingham Township from Chapel Hill <br /> Township generally coinciding with the boundaries of the University Lake <br /> watershed. The purpose for this classification is to designate land near <br /> or within the urbanizing area of Chapel Hill and Carrboro that should <br /> remain rural in character and not require urban-type services. It should <br /> contain very low density residential uses and agriculture uses. <br /> In addition to classifying the land in the County, the County's land use <br /> planning strategy has been to identify and evaluate potential activity <br /> nodes in the Township. <br /> The purpose of the activity is to direct commercial and industrial uses <br /> to the most appropriate areas in the Township, preventing strip-type <br /> development, and promoting a more compact and efficient land use pattern <br /> focused on major intersections in the Township. <br /> A total of five activity nodes have been designated in Bingham Township. <br /> REFERENCE: 6H-11 Adam and Eve <br /> LOCATION: N.C. 54 and Orange Chapel Clover Garden Road (SR 1956) <br /> PLAN CATEGORY: Rural Neighborhood <br /> ANALYSIS AND EVALUATION: This node is located at the intersection of an <br /> arterial road (N.C. 54) and a collector road. Existing commercial acti- <br /> vities in the vicinity of this node include: two auto gas-service sta- <br /> tions, an auto parts firm, a wholesale mailorder distribution finis and <br /> a vacant store.
