Steep slopes represent a limited constraint, occurring pri- <br /> marily along the Haw River and some sections Cane Creek. <br /> SOILS. Soil conditions in the east-central and southeastew area of the <br /> Township present some limitations to building or development activity be- <br /> cause of heavy clay content and shallow depth of bedrock. <br /> PLANNING FRAMEWORK AND APPLICATION <br /> Organizing Concepts <br /> The following Township policy statements represent the organizing concepts <br /> around which the Land Use Plan for Bingham Township is constructed: <br /> 1) The agricultural and rural residential character of the Township <br /> Should be maintained. <br /> 1 2) Existing and potential water supply watersheds in the Township <br /> should be developed in a way that will minimize impacts on water <br /> quality and not conflict with agricultural activities. <br /> 3) The White Cross area has the characteristics of a community within <br /> the Township and this character should be enhanced. <br /> 4) Residential development that does occur in the Township should <br /> be planned for areas that will not create negative impacts on <br /> agriculture or potential or existing water supply watersheds. <br /> 5) The area along North Carolina Highway 54 is not appropriate for <br /> strip-type commercial development; rather, development should <br /> take place in compact clusters focused on designated activity <br /> nodes and separated from residential areas, thereby preserving <br /> the utility of the highway as an important throughfare. <br /> Population Projections and Land Reauirements: 1980-2000 <br /> One of the initial and fundamental steps in the land use planning process <br /> is the calculation of the amount of land required to accomodate projected <br /> growth in an area. Generally, the amount of land required for residential <br /> and associated non-residential and commercial uses is directly related to <br /> the size of the population. The following tables summarize the population <br /> projections and estimated land requirements for Bingham Township during <br /> the plan period: <br />
