20-YEAR TRANSITION. The area along U.S. 70 and 1-85 fram the Durham- <br /> Orange County line to the intersection of these roads in Eno Township <br /> and east to SR 1712 has been classified as Transition. The area is an <br /> extension of the expanding Durham City urban area and part of it is <br /> currently provided with water by the City of Durham. It also contains <br /> several large tracts of land which are zoned commercial or industrial. <br /> Transportation access is obviously good. A second area along the <br /> western edge of the Township line has also been designated 20-Year <br /> Transition. <br /> RURAL RESIDENTIAL. The retraining land in the southern portion of the <br /> Township has been classified rural residential. It is an area of the <br /> Township with good access to the City of Durham, which will in the future <br /> attract suburban-type development. <br /> AGRICULTURAL-RESIDENTIAL. The central and northern areas of the Township <br /> are areas where agriculture is an important use of the land and economic <br /> activity. They have been classified Agricultural-Residential. <br /> PUBLIC INTEREST AREAS. The plan recognizes the existing State Park lands <br /> along the Eno River and the sections of Duke Forest in Eno Township which <br /> are available for public use. They are classified as Public Interest <br /> Areas worthy of protection from incompatible land uses. <br /> In addition to classifying the land in the County, the County's land use <br /> planning strategy has been to identify and evaluate potential activity <br /> nodes in the Township. The purpose of the activity is to direct comer- <br /> bial and industrial uses to the most appropriate areas in the Township, <br /> preventing strip-type development, and promoting a more compact and <br /> efficient land use pattern focused on major intersections in the Township. <br /> A total of three activity nodes have been designated in Eno Township. <br /> REFERENCE: Eno 1 , Law's Store <br /> LOCATION: U.S. 70 Business/U.S. 70 By-Pass, <br /> PLAN CATEGORY: Rural Neighborhood <br /> ANALYSIS AND EVALUATION: This node is located at the intersection of an <br /> arterial (U.S. 70 By-Pass) and a collector (U.S. 70 Business), Palmer's <br /> Grove Church Road intersects By-Pass 70 at this intersection. Two commer- <br /> cial uses are currently located in the vicinity of this node. No environ- <br /> mentAl constraints hinder commercial development in the area of this node. <br /> REFERENCE: Eno 2, Eno <br /> LOCATION: U.S. 70 and 1-85 <br /> PLAN CATEGORY: Commercial-Industrial Transition <br /> ANALYSIS AND EVALUATION: This node is located at the intersection of two <br /> major highways. It is also serviced by a spur of the Southern Railroad. <br /> Existing commercial uses are located in the area of the node. The node <br /> is located within Durham's 201 sewer planning area. Durham City water is <br /> within 4000 feet of this node. There are a minimum of residential uses <br /> located in the area. A section of the Eno River State Park as well as <br />
