development of the Cate's Ford and Cabe's Mill areas to provide for <br /> primitive camping, picnicing and hiking. The Red Hill Farm tract will <br /> be used only as the site of a ranger residence. The second phase of the <br /> development plan calls for completing the linear character of the park <br /> by purchasing land or easements for connecting pieces along the Eno River. <br /> It also calls for two additional access areas. The point where the Eno <br /> crosses Lawrence Road is the proposed site of a small parking area and <br /> canoe launch. A second canoe launch area is proposed for the area just <br /> south of where the Eno crosses Pleasant Green Road. Additional land will <br /> also be added to the Park around the Cate's Ford Access during the second <br /> phase of the plan. <br /> PLANNING FRAMEWORA AND APPLICATION <br /> Organizing Concepts <br /> The following Township policy statements represent the organizing concepts <br /> around which the Land Use Plan for Eno Township is constructed. <br /> 1) The agricultural and rural character of the area in the northern <br /> tier of Eno Township should be maintained and the predominant <br /> land use protected from adverse environmental and economic <br /> impacts. <br /> 2) Low density residential development should be the predominant land <br /> use in the southern portion of the Township. <br /> 3) Commercial and Industrial uses are appropriate in the areas adja- <br /> cent to the intersection of U.S. 70 and 1-85 and extending south- <br /> east toward the Durham County line. <br /> 4) The State of North Carolina has designated certain areas along <br /> the Eno River for development in its Master Plan for the Eno <br /> State Park. These areas should be protected from adverse develop- <br /> ment pressures. <br /> 5) The Duke Forest lands in southern Eno Township, which are. a valu- <br /> able research and teaching facility and are available for public <br /> use should be protected from the negative impacts of development. <br /> Population. Projections and Land Requirements: 1980-2000, <br /> One of the initial and fundamental steps in the land use planning process <br /> is the calculation of the amount of land required to accomodate projected <br /> growth in an area. Generally, the amount of land required for residential <br /> and associated non-residential and commercial uses is directly related to <br /> the size of the population.
