lines are likely to be extended, thereby adding important infrastructure <br /> and allowing for more intensive commercial development in the future. <br /> =ONCE: FIB-k, Hannon Young <br /> LOCATION: The intersections of Interstate 85 and N.C. 86 <br /> PLAN CATEGORY: Commercial Transition <br /> ANALYSIS AND EVALUATION: This node is focused on the interchange at the <br /> intersection of an interstate and an arterial highway. Various commercial <br /> uses presently exist in the area including a convenience store, 2 gas <br /> stations, a health club and a truck stop-restaurant. There are no natural <br /> environmental constraints that would hinder more intensive commercial acti- <br /> vity in the area. Also, there would be no disruption of an area of resi- <br /> dential character, with the possible exception of the area immediately to <br /> the south of the intersection of Old #10 with N.C. 86. Another limiting <br /> factor is the existence of an historic site west of N.C. 86, just south <br /> of 1-85. Mbst of the development capacity of the node has, in fact, al- <br /> ready been utillzed,thereby decreasing the need for additional development <br /> in the near future. However, this activity node Will retain and gain in <br /> capacity as sewer lines are extended, making it a good site for commercial <br /> uses servicing the surrounding population. <br /> Although the Land Use Plan for the Town of Hillsborough does not specifi- <br /> cally designate activity nodes or centers, the following sites have the <br /> Characteristics of existing urban "activity centers": <br /> REFERENCE; Hills North <br /> LOCATION: Intersection of U.S. 70 and N.C. 86 <br /> PLAN CATEGORY: Existing Urban <br /> REFERENCE: Town Center <br /> LOCATION: Central Business District of Hillsborough, focused on the inter- <br /> section of Churton and King Street <br /> PLAN CATEGORY: Existing Urban <br /> REFERENCE: Daniel Boone <br /> LOCATION: General area of the Daniel Boone Complex near 1-85 <br /> PLAN CATEGORY: Existing Urban <br /> REFERENCE: Hillsborough West <br /> LOCATION: Intersection of Eno Street and Dimmocks Mill Road <br /> FLAN CATEGORY: Existing Urban <br /> These Hillsborough "activity centers" are indicated to provide clarifica- <br /> tion regarding the relationship between the Township Land Use Plan and <br /> the Town's Plan. <br /> 139 <br />
