EERENCE: CK-3 , Miles South <br /> LOCATION: Interstate 85 and Buckhorn Road (SR 1114) <br /> PLAN CATEGORY: Commercial-Industrial Transition <br /> ANALYSIS AND EVAWATION: This node is located at the intersection of <br /> Interstate 85 and a collector. Existing land uses include a small resi- <br /> dential community (Miles), a gas station, and a small vacant store. The <br /> General Electric plant is located on 1-85 a short distance west of this <br /> node. This site is currently served by a central water supply system. <br /> The GE plant is served by sewer lines from Mebane. This node falls <br /> within the designated 20-Year Transition Area for Mebane Urban Area. <br /> Therefore, its development potential is long-term. When additional <br /> commercial Or industrial uses are located here, attention should be given <br /> to minimizing any negative effects on the residential area nearby. <br /> REFERENCE: CK-4 , Fairfield <br /> LOCATION: Lebanon Road (SR 1306) and Efland Cedar Grove Road (SR 1004) <br /> PLAN CATEGORY: Rural Neighborhood <br /> ANALYSIS AND EVALUATION: This node is located at the intersection of two <br /> collector roads. Existing land use at this node are currently limited to <br /> farmland, rural residential development and open fields. As this node <br /> is located in an Agricultural-Residential and a Water Supply Watershed, <br /> new commercial development should be limited to one or two small-scale <br /> stores designed to serve the needs to the surrounding rural area. <br /> REFERENCE: CK-5 , Lighthous <br /> LOCATTON: 01 #10/West Ten Road (SR 1144) and Bowman Road (SR 1142) <br /> PLAN CATEGORY: Rural Neighborhood <br /> ANALYSIS AND EVALUATION: This node is located at the intersection of two <br /> collectors. There are no natural environmental constraints caused by <br /> sensitive lands or water supply watersheds that would hinder development. <br /> However the node is located within an agriculture area giving rise to <br /> concerns that new development not disrupt this farming activity. Existing <br /> land use at the node include a church and a low-density residential area. <br /> This site is not presently served by either water or sewer lines and will <br /> not be served in the foreseeable future. As a result of these factors, <br /> new commercial development at this node should be of a lower intensity, <br /> designed to only serve the residents in the immediate area. A new store <br /> at this node will probably not be needed before the later phase of the <br /> Land Use Plan. <br /> REFERENCE: CK-6 , Bowman <br /> LOCATION: Bowman Road (SR 1142) and Wilson Road (SR 1140) <br /> PLAN CATEGORY: Rural Neighborhood <br /> ANALYSIS AND EVALUATION: This node is located at the intersection of two <br /> collectors. There are no natural environmental constraints caused by sen- <br /> sitive lands or water supply watersheds. Existing land uses are presently <br /> limited to low-density residential uses and agriculture. This site is not <br /> served by a central water supply or sewage treatment system. Extension of <br /> these services during the plan horizon is unlikely and inappropriate. Aa <br /> a result, this node should remain low-density in character with perhaps <br /> one small, additional store during the later phase of the Plan. <br />
