Since industrial
development usually has little or no market relationship to local resi-
dential development, it has not been calculated as part of the Township
needs.
The projected population of 5950 persons in Cheeks Township by the year
2000 would require an estimated 598 additional dwelling units and 1674
additional acres of residential land. In addition to the residential
acreage, residential development brings in its wake the need for land for
non-residential purposes such as shopping, schools, churches, recreational
facilities, fire stations and other similar uses. The total additional
acreage required during the plan period, therefore, is 1758 acres.
Allocation of Growth
The primary task of the Land Use Plan is to geographically allocate the
anticipated growth throughout the Township in accordance with the County-
wide goals and policies and the Township policy statements. In actuality,
the amount of land allocated to accomodate this growth will be substan
tially greater than the calculated need to allow for variations in the
availability of land and the exercise of market choice.
The following allocation guidelines, which incorporate the descriptive
framework of the County land use classification systen, are derived from
the County and Township policies to facilitate the process of determining
the location of new growth in Cheeks Township:
o Medium and higher intensity commercial and industrial development
that would be most appropriately served by a centralized water
and sewer system should be located within Mebane's Transition
Areas in proximity to the designated activity nodes.
o Low and medium intensity commercial, industrial and residential
development which would create minimal negative impacts on the
Upper Eno water supply watershed should be located in Efland's
