In addition to classifying the land in the Township, the County's land use <br /> planning strategy has been to identify and evaluate a number of potential <br /> activity nodes in the Tbwnship. The purpose of this activity islto direct <br /> commercial and industrial uses to the most appropriate areas in the Town- <br /> ship, preventing strip-type development, and promoting a more compact and <br /> efficient land use pattern focused on major intersections in the Township. <br /> A total of five activity nodes have been designated in Little River Township: <br /> REFERENCE: LR.-1, Caldwell <br /> LOCATION: N.C. 57 and N.C. 157 (Guess Road) <br /> PLAN CATEGORY: Rural Community <br /> ANALYSIS AND EVALUATION: This node is located at the intersection of two <br /> arterial highways. A multi-use community with a recognized social identity <br /> exists in the area of this node. Several commercial uses, a church, a fire <br /> station and several residences comprise this rural community. No natural <br /> environmental constraints hinder the development of a rural community node <br /> in this area. The lack of public water and sewer over the 20-year plan <br /> horizon will determine, in part, the degree of commercial and institutional <br /> activity in this area <br /> REFERENCE: LR-2 , Schley <br /> LOCATION: N.C. 57 and Schley Raod (SR 1546) <br /> PLAN CATEGORY: Rural Community <br /> ANALYSIS AND EVALUATION: This node is located at the intersection of an <br /> arterial highway (N.C. 57) and a collector road (SR 1546). The node is <br /> conSidered to have a social identity and it displays some of the character- <br /> istics of a rural community. A church, grange hall and several residences <br /> are within or near this node. No natural environmental constraints hinder <br /> small-scale commercial activity in the area of the node. The probable lack <br /> of public water and sewer service over the 20-year plan horizon constrains <br /> all but low intensity commercial activity in this area. <br /> REFERENCE: LR-3 , Underwood's Store <br /> LOCATION: Schley Road. (SR 1548) and New Sharon Church Road (SR 1538) <br /> FLAN CATEGORY: Rural Neighborhood <br /> ANALYSIS AND EVALUATION: This node is boated at the intersection of two <br /> collectors. The disruption of a residential character would result with <br /> small-scale commercial activity in the area of the node. An existing com- <br /> mercial use is presently within this node. <br /> REFERENCE: LR-4, Berry's Grove <br /> LOCATION: N.C. 157, Holly Ridge Road (SR 1524) and Brown Road (SR 1516) <br /> PLAN CATEGORY: Rural Neighborhood <br /> ANALYSIS AND EVALUATION: This node is located at the intersection of an <br /> arterial (N.C. 157) and a collector road (SR 1524) . No environmental <br /> constraints hinder small-scale development in the area of the node. No <br /> disruption of residential uses would result from commercial or light <br /> industrial uses at this node. <br />
