The projected population of 4082 persons in Cheeks Township by the year <br /> 2000 would require an estimated 827 additional dwelling units and 1762 <br /> acres of additional residential land. In addition to the residential <br /> acreage, residential development bringp in its wake the need for land <br /> for non-residential purposes such as shopping, schools, recreational <br /> facilities, churches and other similar uses. The total additional <br /> acreage required during the plan period, therefore, is 1850 acres. <br /> Allocation of Growth <br /> The primary task of the Land Use Plan is to geographically allocate the <br /> anticipated growth throughout the Township in accordance with the County- <br /> wide goals and policies and the Township policy statements. In actuality, <br /> the amount of land allocated to accomodate this growth will be substan- <br /> tially greater than the calculated need to allow for variations in the <br /> availability of land and the exercise of market choice. <br /> The following allocation guidelines, which incorporate the descriptive <br /> framework of the County land use classification system, are derived from <br /> the County and Township policies to facilitate the process of determining <br /> the location of new growth in Cheeks Township: <br /> o Mbst of the Township is best suited for agricultural purposes and <br /> should be maintained in that use. <br /> o The area in the eastern portion of Little River Township adjacent <br /> to Durham County is best suited for low density, rural non-farm <br /> residential growth. <br /> o Low intensity rural commercial and industrial land uses should be <br /> located in proximity to activity nodes to minimize strip develop- <br /> ment and maximize the efficient and compact use of the land. <br /> In light of these allocation guidelines, information about land in Little <br /> River Township was "filtered" through the set of locational criteria in <br /> order to evaluate the suitability of certain locations to contain various <br /> land uses. This information was then utilized in the classification of <br /> land throughout Mttle River Township. <br /> Distribution of Land Use Plan Catez..ries <br /> Land in Little River Township has been classified into the following Land <br /> Use Plan categories according to the public policies expressed in the Plan, <br /> the set of locational criteria defining the appropriateness of the physical <br /> environmental context for future development, and, the Township's projected <br /> population change and resulting land requirements. <br /> RURAL RESIDENTIAL. The eastern portion of the Township adjacent to the <br /> Durham County and focused on Guess Road has been designated Rural Residen- <br /> tial to accomodate growth pressures from Durham. <br /> AGRICULTURAL RESIDENTIAL. The majority of Little River Township has been <br /> classified as Agricultural-Residential in recognition of the fact that <br /> Little River is predominantly rural and agriculturally oriented. <br />
