1. Such facilities shall include only service commercial and <br /> office uses intended primarily to serve the needs of oc- <br /> cupants of the district; <br /> 2. Design and location shall be such as to protect the character <br /> of the district and surrounding residential districts; <br /> 3. Such facilities, with their related off-street parking and <br /> other open space, shall not occupy in total more than ten <br /> percent of the gross land area of the district. <br /> Except as provided under permitted accessory uses above, such <br /> service, commercial or office uses shall be permitted only <br /> subject to the following limitations and requirements, and <br /> only in planned shopping centers or convenience establishments. <br /> d) Planned Shopping Centers <br /> Planned shopping centers, when included as part of a PD-H <br /> district, shall be subject to the general requirements. of <br /> PD-C Planned Development Commercial districts of similar <br /> scale, Orientation of buildings shall be away from resi- <br /> dential development within or adjacent to the district. <br /> Layout of parking and service areas, access, landscaping, <br /> yards, courts, walls, signs, lighting, and control of noise <br /> and other potentially adverse influences shall promote <br /> protection of such residential development. <br /> When appropriate to general design of the PD-H district and <br /> timing of operations of the uses involved, accessways and <br /> parking areas may be so located' as to serve other uses in <br /> the PD-H district or adjoining districts, if such multiple <br /> use will not lead to an overload on the parking facilities <br /> or to congestion or hazards to pedestrian or vehicular <br /> traffic. <br /> No such shopping center shall be permitted in a PD-H district <br /> which is to contain less than three hundred dwelling units. <br /> At the time of the amendment establishing the district, the <br /> Board of County Commissioners may establish limitations as <br /> to staging of development of the center, including require- <br /> ments as to the number of dwelling units to be under build- <br /> ing permits prior to issuance of building permits for the <br /> shopping center. <br /> Convenience establishments in PD-H districts are permissible <br /> other than in planned shopping centers or as accessory uses <br /> under the terms of Subsection 7.14.2 (b) only as follows: <br /> . , <br /> 7-12 <br />
