The numbers, location and installation of fire hydrants <br /> be approved by CMASA in consultation with the Orange County <br /> Zoning Officer and Chapel Hill Town Engineer. A plan for <br /> such improvements shall be approved prior to approval of <br /> the final. <br /> 9. The detailed plans with profiles of all streets shall <br /> be approved by the North Carolina Department of Transportation <br /> and Chapel Hill Town Engineer prior to issuance of grading <br /> or building permits and prior to the start of any street <br /> construction. <br /> 10. Prior to paving streets, utility lines and laterals shall <br /> be installed and stubbed-cut to each lot. A letter from the <br /> owners representative shall be presented to the Orange <br /> County Zoning Officer prior to paving any street certifying <br /> that all utilities are in place. <br /> 11. An additional 15 feet right of way shall be dedicated <br /> along the property frontage on the North side of Weaver Dairy <br /> Road. <br /> 12. An imporved recreation area of one acre. <br /> 13. Lots cannot be sold before the North Carolina Department <br /> of Transportation settles the 1-40 issue. <br /> Kizer moved approval subject to the indicated conditions. <br /> Laszlo seconded and the motion carried unanimously. <br /> Item #4 The following were the results of discussions on the <br /> proposed Orange County Zoning Ordinance, thrid draft: <br /> Article 9 <br /> 9.4 Comma after right of way. <br /> 9.11 AR/R1 Area in square feet adjacent to US 70, NC 86, <br /> and 57 and the height in feet columns - Cleary roved to <br /> reduce the square feet to 200 and the height to 25 feet. <br /> Harris seconded. Mbtion carried unanimously. <br /> Cleary further moved to reduce,in the Interstate column, <br /> 600 square feet to 400 square feet. Lunsford seconded and <br /> motion carried unanimously. <br />
