14. That access to lot 77 shall be by Brentwood Road only. A minimum <br /> one foot wide strip of permanent open space shall be dedicated <br /> along the entire frontage of the subdivision with Weaver Dairy <br /> Road. <br /> 15. That the detailed plans and profiles of all streets shall be <br /> approved by the Orange County Zoning Officer in consultation <br /> with the Chapel Hill Town Engineer prior to issuance of a grading <br /> permit, building permit and prior to the start of any street' . <br /> construction. <br /> 16. That prior to paving streets, utility lines and laterals shall be <br /> installed and stubbed-out to each lot. A letter from the owner <br /> or owner's representative shall:be presented to the Orange County <br /> Zoning Officer prior to paving any street certifying that all <br /> utilities are in place. <br /> Cement: The Chapel Hill Planning Board believes that if OWASA sewer <br /> is required for part of the subdivision that lot sizes within that <br /> portion of the subdivision can be smaller than the one acre minimum <br /> shown on the plan. This would allow the applicant to make up for any <br /> lots lost due to the extension of Fairfield Court to connect with <br /> Sedgewood Court. <br /> - 3 <br />
