( Ls: <br /> Reco endation: That the preliminary sketch be approved subject to <br /> the following conditions: <br /> 1. That Fairfield Court and Sedgewood Court be connected to form a <br /> loop street. <br /> 2. That Brentwood Road be made a cul-de-sac street with no connection <br /> to Weaver Dairy Road. <br /> 3. That SedgewoOd Road not be extended to connect with NC 86. <br /> 4. That the proposed alignment of 1-40 be shown on the final plat, <br /> and that such alignment be labeled "Proposed Alignment of <br /> Interstate 40 . <br /> 5. That all lots within the drainage basin of Eastwood Lake and all <br /> lots which can be served by gravity sewer be serviced by the <br /> OWASA sewer system. it <br /> 6. That sewer, drainage, and utility easements be dedicated as <br /> required by the Orange County :Zoning Officer in consultation <br /> with the Chapel Hill Town Engineer. <br /> 7. That the subdivision be served by the OWASA water system and be <br /> built to the standards of MASA. If this is not possible then the <br /> private water system shall be constructed to OWASA standards. <br /> 8. That all electric lines serving the development be placed under- <br /> ground. This condition does not affect the existing Duke Power ' <br /> transmission line crossing the property. <br /> 9. That a revised site plan incorPorating all the above conditions <br /> be submitted to the Orange County Planning Department and the <br /> Chapel Hill Planning Department prior to submission of an applica- <br /> tion for final plat approval. <br /> ! <br /> 10. That all lots connecting onto the sanitary sewer system be serviced <br /> by gravity flow. Except as approved by the Orange County Zoning <br /> Officer in consultation with the Chapel Hill Town Manager individual <br /> pumps for each lot shall not be permitted. <br /> 11. That a drainage plan with detailed topographic information be <br /> submitted to and approved by the Orange County Zoning Officer in <br /> consultation with the Chapel Hill Town Engineer prior to issuance <br /> of a building permit, grading permit and prior to the start of any <br /> construction. <br /> 12. That the number, location and installation of fire hydrants he <br /> approved by the Orange County Zoning Officer in consultation <br /> with the Chapel Hill Town Engineer. A plan for such improvements <br /> shall be approved prior to approval of the final plat. <br /> 13, That no proposed street names (public or private) duplicate or be <br /> similar to existing street names within Orange County. <br /> - 2 - <br /> , <br /> 4 <br />
