Gattis, County Manager <br /> FROM: Orange County Planning Department <br /> i DATE: March 19, 1981 <br /> RE: Planning Board recommendation on Preliminary Plan of Sedgefield Sections <br /> 4, 5, 6 and 7. <br /> I — <br /> i <br /> j This case was referred to the Planning Board for their consideration <br /> il . <br /> ;1 at the March 16, 1981 meeting of the Planning Board. <br /> - The Planning Board recommends: Approval with the following conditions: <br /> !! '' 1. Fairfield Court and Sedgewood Court be connected to form a loop street. <br /> 2. Sedgewood Road not be extended to connect with NC 86 and be made a cul-de- <br /> sac street but with a publically dedicated right of way shown on the plat to <br /> NC 86. <br /> 3. Proposed alignment of 1-40 be shown on the final plat and that such align- <br /> ment be labeled "Proposed alignment of 1-40". . <br /> 4. All lots North of the Northern boundary of the street to be served by <br /> community water and septic tanks; anything that falls in the corridor or the <br /> northern border line and South of 1-40 will be served by OWASA (water and sewer). <br /> k 5. Sewer drainage, and utility easements be dedicated as required by Orange <br /> H County Zoning Officer in consultation with the Chapel Hill Town Engineer and <br /> i <br /> r OWASA. <br /> 6. Private water system shall be constructed to OWASA standards. <br /> 7. All electric lines serving the development be placed underground. This <br /> r <br /> condition does not affect the existing Duke Power transmission line crossing the <br /> property phone lines will be placed underground. <br /> 8. Revised site plan incorporating all the above conditions be submitted to the <br /> 7.! <br /> i7 Orange County Planning Department and the Chapel Hill Planning Department prior <br /> ..) <br /> to submitting of an application for final plat approval. <br /> 9.
