_ <br /> (ATTACUENT C-3) <br /> PRELIMINARY PLAN OF JAMASA <br /> The Orange County Planning Department recommends approval of the <br /> preliminary plan of Jamasa with the following conditions:. <br /> 1. The private right of way shown on the preliminary plan as <br /> Burnside Drive should be dedicated as required in IV-B-3, <br /> IV-B-5--b of the subdivision ordinance. <br /> 2. The road should be constructed to the secondary road standards <br /> of NCDOT as required in IV-B-3-e. This subdivision has sanitary <br /> sewer and public water available to it. It lies adjacent <br /> to the city limits of the Town of Hillsborough and therefore <br /> the Staff recommends that the road from Cameron St, to the <br /> east side of this property should be paved to State Standards. <br /> 3. The developer shall dedicate 30' sanitary sewer easements to <br /> serve each lot in the development and on top of the existing <br /> sanitary sewer line that crosses the property as required in <br /> IV-B-6. <br /> 4. The developer shall extend the existing water line from <br /> Cameron St through his property to the eastern boundary line <br /> and install a fire hydrant on his property if any dwelling <br /> will be more than 500' from an existing hydrant. <br /> 5. All the required street and utility improvements hhall be <br /> constructed or installed before the approval of the final <br /> plat as required in Section V. <br /> 4 <br /> : ( <br />
