Allocation of Growth <br /> The task is to geographically allocate the 1655 acres of anticipated growth <br /> to various parts of the Township. The amount of land actually allocated <br /> will be two to three times the calculated need to allow for variations in <br /> land availability and to allow for market choice. The following allocation <br /> guidelines were derived from the Township and County policies and were used - <br /> in determining the location of new growth in Hillsborough Township: <br /> 1) Higher intensity residential and commercial development that would <br /> most appropriately be served by a centralized water and sewer system <br /> should infill vacant, suitable land in the Town of Hillsborough then, <br /> in its planning jurisdiction and finally in the 20-Year Transition <br /> Area to the east of the Town's planning jurisdiction. <br /> 2) Rural , non-farm residential development will be allocated to the <br /> southern tier of the Township so as to avoid negative impacts to <br /> agricultural land which is mostly located in the northern tier of the <br /> Township. <br /> 3) Agricultural uses will be allocated to the northern tier of the Township, <br /> acknowledging the viability of this land use in this area. <br /> 4) Commercial or industrial development that does occur within the Township, <br /> outside the Town's planning jurisdiction will be allocated to designated <br /> activity nodes, chosen because they meet certain locational criteria. <br /> This strategy will provide a more reasonable and efficient alternative <br /> to counter the historical trend toward strip-type development. <br /> 51 Commercial , industrial and non-farm residential development will be <br /> directed away from areas that, if developed at those intensities, would <br /> create negative impacts on either water supply watersheds or environmentally <br /> sensitive areas. <br />
