Rural Commercial Activity Nodes, <br /> Location: Lebanon Church Road (SR 1306) and Cedar Grove Road (SR 1004) (CK-5) <br /> Analysis and Evaluation: This node is located at the intersection of two <br /> collector roads. Existing land use at this node are currently limited to <br /> farmland, rural residential development and open fields. Because this node <br /> is located in an Agricultural Residential and a Reservoir Protection Area <br /> new commercial development should be limited to one or two small-scale stores <br /> designed to serve the needs of the surrounding rural area. <br /> Location: Old #10 (SR 1144) and Bowman Road (SR 1142) (CK-6) <br /> Analysis and Evaluation: This node is located at the intersection of two <br /> collectors. There are no natural environmental constraints caused by sensitive <br /> lands or County water supply watersheds that would hinder development. However <br /> the node is located within a agriculture area giving rise to concerns that <br /> new development not disrupt this farming activity. Existing land use at the <br /> node include a church and a low-density residential area. This site is not <br /> presently served by either water or sewer lines and will not be served in the <br /> foreseeable future. As a result of these factors, new commercial development <br /> at this node should be lower intensity, designed to only serve the residents <br /> in the immediate area. A new store at this node will probably not be needed <br /> before the 1990,2000 phase of the Land Use Plan. <br /> Location: Bowman Road (SR 1142) and Ben Wilson Road (SR 1140) (CK-7) <br /> Analysis and Evaluation: This node is located at the intersection of two <br /> collectors. There are no natural environmental constraints caused by sensitive <br /> lands or county water-supply watersheds. Existing land uses are presently <br /> limited to low-density residential uses and agriculture. This site is not <br /> served by a central water supply or sewage treatment system. Extension of <br /> these services during the time horizon of the Land Use Plan is unlikely and <br />
